How frustrating is this!!

Just not getting any viewings whatsoever! Dropped the price twice and now in a position where we will be selling our property at a loss - and this in a rising market. Drastic action needed so we have changed agents and are starting off next week with a new one. Just need to get a few people looking around....where are Phil and Kirsty when you need them!

Some points:

1. Just because an estate agent values a property at a certain price, doesn't mean that such a price will be acceptable to buyers, especially in a market no longer rising as it has been previously.

2. It was truly underpriced, buyers would've bitten your hand off very early on.

3. No houses in your street have ever been sold for more than 304.5k according Hometrack. You can check this data yourselves on their site.

4. Interestingly a terrace very close to yours sold for £218,000 6 months after you bought yours. You may need to revise your idea of what is and is not overpriced.

"We've now sliced £25k off the asking price of our house in the last three week. Let me put that to you in real terms. That is the equivalent to receiving a copy of the Sunday Times for free for the next 240 years, 3 1/2 bottles of Delord Freres Armagnac 1848 (70cl), approximately 10 round the world tickets or 20 'G' reg Robin Reliants....so as you can see we're feeling pretty unhappy (although i don't care very much for the Armagnac at £7,750 a bottle)."

First of all that is a mere 2% reduction on the original asking price. Not very much really. Secondly, an asking price means nothing. The only price that matters is the selling price.

The market started to look a bit better 10 years ago then greedy Britain stepped in . The prices of houses was starting to go up then greedy panick buyers stepped in, houses were being brought by the existing morgage holders to rent or to make a quick buck. With all this grabbing going on it meant the demand was there for the houses so prices went up. People started to sell at silly high prices and morgage holders started to suck it all in. The only one to miss out was the first time buyers.
( don,t forget we did it the petrol. Everyone went mad and sod everyone else) . Without the first timers buyers now that can,t get a morgage the market will go stale. Theres nobody to push sale of houses up and the houses that are left are over priced and not worth it. The only people that can buy are morgage holders and now they are moaning now that they can,t keep up with the morgage payments.  You have only yourselfs to blame about the house crisis . The only way really for the situation to right it,s self is for the market to crash so the first time buyers can get and start the market back up. It,s like taking away the bottom food chain ,eventually it catches up and everything suffers in the end.  So well done greedy Britain .  :0)
 
Very Very true . You have hit the nail on the head. The people that are moaning now probably brought there houses few years back for thousands less that they want for it now. It,s just now were not putting up with these silly prices and greedy people. All i can say is bring on the crash in the market and teach britain a lesson lol.  regards  Crissy

I think you'll find this "rising market" is coming to an end.  Don't believe the hype - where is the money coming from?  Interest rates are only going one way and our economy is funded by debt.
