Going for Broke

Right - that's it. Dropped the price again. This is definately the last time. Roll up, roll up, bargain of the month!
 
We're just too impatient. We could sit this out or alternatively drop the price to a level which will surely lead to interest, and we've chosen the latter. It would be nice to be in Brighton this year...
 
Will report back on the deluge of interest that will now inevitably be generated....need to sort out some of those posh rope barrier things they have outside nightclubs to keep the queues under control.

Hi there,

I was just reading your blog after a advert on msn.  From a buyers point of view , the house looks good but lacks some of the following details like the neck breaking stairs as the caption explain the photo? I mean where's the banister or handrail.

Again from the front, the house has no garden, no metal perimeter fence as people walking pass the house can easily look into the house through the front room and basement windows hence no privacy is another thing buyer may be put off by.

And finally a toilet in the dining room ? a plant in the fireplace? Front room filled with clutter? Buyers want to be able to fell welcome and cosy and first impressions count.

Sorry if I sound harsh but I think those aforemntioned are some of the things that put buyers off.
Btw what is the price of the house?

Anyway I hope all goes well for you and that you find a buyer soon.

Up here in Scotland we don't have the chain thing or the gusumping that seems to go on a lot down South.  We do have have offers over, by which you suggest a price and you are really looking for anything up to 20% over that price.  It took me 3 months to sell which doesn't seem long but other houses in the area were selling within 2 weeks.  Turns out our estate agent wasn't pushing our property.  We lived 10 miles outside Edinburgh and they were only concentrating on Edinburgh properties.
We changed to a local estate agents and the property sold within 2 days.  More money but saved us money in the long run because we had all ready moved and we were bridging at £210 per week.  We went eventually with Your Move who have local offices everywhere. with people with local knowledge. 
I didn't see a price on your advert??????

I was told exchange would be monday or tuesday and completion on Friday.
I then had to get time off work, arrange removals and somewhere to stay only to be told this morning that it will not happen as the buyer at the bottom of the chain still does not have thier finacing in place.
We have spent six months waiting for estate agents or solicitors to do thier jobs and have been ignored or lied to. When I confronted my estate agent and told them I was unhappy with the way they have handled things and that I would not be willing to pay them the full amount of commission I was told that there was nothing I could do as the contract only states that they have to introduce the buyer to be entitled to the commission, and that it doesn't matter how C**P they are with any other aspect of the "service" (or lack thereof). The solicitor has said more or less the same thing as I am under contract of no sale no fee, as long as the house is sold I have to pay!
I am now sick and tired of the whole thing and the shoddy traetment by people who are not providing the service I will have to pay for.
I hope that when you sell your house it will not be such a painful experiance as it has been for me.

Hope you sell but realistically sorry you need to do a "House Doctor" on the property. Why don't you look at similar properties and see what buyers get for their money and compare it to yours and then make the necessary changes. No change, no gain as they say. Best of luck, Mary.

Just wanted to add I'm thinking of you! Our house has had offers on it, which we've accepted but the damn chain keeps breaking! Definately get your house sold before you move on, like one of the other posters said, it puts you in a much stronger position when you do come to buy.
So, we, like you, are back on the treadmill!  Our buyer 'desparately' wants our house, and I do feel for them, but just wanting it won't get me moved into a new property unfortunately!

It is an absolute nightmare and must be the most frustrating thing in life and stress, I know I've been pulling out my hair over the last few weeks! All I can say is that the right person will come along when you least expect and they'll want the house desperately.

Have a lot of sympathy, the housing market is crazy (& I would say has been for the last number of years). Is your agent listing on the likes of Rightmove, is the asking price realistic or are you waiting for that one buyer to come along. We were very lucky with the sale of our house but could find nothing to purchase so ended up renting, that was a first for us & proved very worth while. We were able to get a feel of the area we were moving into, some 250 miles from where we used to live, which helped with locations that we liked & places to be avoided. We thought at first yes a short term contract of 6 months & we would be moving, paying the first 6 months up front, managed to negotiate a rent reduction which I would recommend. 18 months later & after a lot of 'will we ever move???' conversations, we finally completed on a property. In the 18 months of renting, plus the 6 months when we were looking originally, gave us a real insight into the area & prices, also which properties were overpriced & staying on the market. We ended up purchasing a property that had been marketed for 9 months & had had various price reductions, the vendor had to sell which is why it was up for sale & it is why they accepted our even lower offer (a true market price I would say). This was only accepted due to our position. When we move from here it will be straight into rented again for the reasons mentioned. The only thing that we will do differently next time will be have a house sale also, we paid over £100 every 4 weeks for storage of items that don't really fit in our new home & to have those items packed & moved, sell the lot, clear the decks & start afresh. I wish you luck with your move & envious of the sea breezes that I'm sure you will enjoy...............somewhen.
