More viewings

Well we have had an amazing array of viewings.
Our price has now dropped to just below £340,000 which is very disappointing as we know it is underpriced but want to sell so have decided to cut our losses in this very slow market.
 
Today a property investor is coming to view, last week we had a lady who is coming back to view for a second time this weekend (bringing her dad.) We've had a porn star (yes really), a divorced lady who came twice, and so many more.
We have had a few second viewings actually which is making this house selling thing a very rocky ride. We have never viewed a property twice unless we were going to make an offer. Maybe other people are more cautious that we are.
We have finally popped a few photos of our own gaff onto this blog, there has been some confusion as people reading this blog have thought that pictures we posted of a house we viewed in Brighton was actually our house. So sorry for that confusion.
This weekend we are trying not to think about it, we are off to Yarmouth for a cheesy weekend by the seaside.
 
Thanks to all of you who have commented and especially to those who have offered advice on the house that we viewed in Brighton (thinking it was the one we are selling) I agree with everything you said about the house!

My wife and I tried to sell our old house a few year's ago and had everybody and his wife round to view it, some came for a second and third viewing. Over the next few months as we hadnt sold it ,every time we went shopping we bumped into someone who came to view our house. But two years ago we sold it but stipulated that unless they had the funds etc ready we didnt want to let anyone view it and we sold it to the seventh lot of people who viewed it. BEST OF LUCK, and remember things happen for a reason

Have looked at the floorplan of the house you are trying to sell. I agree totally with the guy on HPC who suggests you knock a doorway through from the hall to to the living room.
 
Who the hell wants to enter a house though the utility room?
 
If I were you I'd take the day off work tomorrow and DO IT!!!
 
Get rid of the modern furniture and replace it with more traditional stuff and you'll have an offer within the week.
 
Having said that the offer will be around 275k - cos that's all you're ever going to get!

The era of cheap credit that fuelled the boom in property prices is over. There is only one thing property prices can do now and that is fall. You can chase the market down or you can drop your price and find a buyer. When you do that at least you'll know how much you can afford for the next place.
A falling market will be good for you and for most people. It means your next mortgage will be smaller than it would be if house price inflation kept going up. If you have been nuts enough to take on a mortgage for several hundred thousand pounds - then good luck to you. You will need it.

I really do feel for you - I too am very frustrated with the housing market at the moment.  I have found this site to be particularly helpful with useful information and advice regarding selling in a sticky market.  Good luck with your move, I hope you get all you've worked for.

Pete, you've waited six months to realise that perhaps your property is overpriced? A trebling over house prices over 10 years isn't normal, and maybe affordability (or lack of) is finally taking it's toll.

I've had our place for sale for over 6 months - and still not even had an offer.
 
I'm hoping things will pick up over the next few months - otherwise I might have to drop our asking price so we can finally move abroad.

Over a third of a million is just less than 1/10th of my annual salary.If it gets down to multiple of 3.5 salary I might take a look see. 3 x salary would be better though.

How are you making a loss? Did you honestly pay more than 340K for this property? Markets don't rise forever remember. They also fall.

Hi, I'm an estate agents wife!
 
I've been on Rightmove and viewed your house details. Its billed as a period property with a modern interior - there's your problem.
 
Buyers looking at period properties want you to dress your house accordingly - they want older furniture to sell the house to them, romantic curtains in bedrroms, lots of wood, nooks, crannies, quaintness, period furnishings.
 
You have ultra modern furniture and its not selling the dream to them. The pictures on Rightmove show your living room.. the furniture is far too avant garde for your period house.. you canhire furniture to dress a house whilst its being sold and put yours into storage. I bet if you dress your house accordingly, an offer would be on the table within 14 days.. Good luck.. sorry to be blunt but its just my opinion... its the same thing with sellers putting old fashioned furniture in new build houses.. it's not selling the lifestyle and its the mistake you're making.

I don't think you should pay too much attention to the advice given by those who can't differentiate between the house you are 'trying' to sell and the one you would 'like' to buy. ('those who have offered advice') implies there was more than one.

Basically I echo the thoughts made by Peter.  A house is only worth what someone is willing to pay for it.  The past 5 years has spawned the biggest pyramid selling scheme in recent modern history, UK housing.  The banks are beginning to want their 'ball' back and the cheap credit thats fuelled this boom is coming to an end.

This kind of story is likely to become much more common due to the lack of first time buyers pushing people up the property ladder. Most of the entry level houses are snapped up by "buy to let" investors and it will impact on the whole market. Add in rising rates and over inflated prices and the future for selling a house is not so bright.
 
In relation to your comment "Our price has now dropped to just below £340,000 which is very disappointing as we know it is underpriced but want to sell so have decided to cut our losses in this very slow market" a house is only worth what someone is willing to pay for it, to you it was worth £305k so in a slow market with rising rates maybe you would have to accept a loss to facilitate a move.

The house you're selling looks wonderful, in comparison to the new one which currently seems a bit on the shabby side. I'm sure you'll find a buyer soon. We were lucky and managed to get a reasonable offer on our pad within a couple of weeks which was pleasantly surprising, but now going through lengthy contract exchange which I hope is somthing you don't have to look forward to! Anyway good luck and I'll enjoy reading how it all goes.
